Applicant seeks two findings and a special permit relative to proposed habitable space expansion on a nonconforming structure on a conforming lot as defined in Sharon Zoning Bylaw Sec.2431.  Property is located 8 Meadow Rd. and is situated in the Single Resident A Zoning District.

The Applicant provided the Board with revised plans and new plot plan dated 7/25/06.  The revised plans showed that the attached garage will be an oversized 1 car garage instead of a 2 car garage.  Above the garage the applicant plans to add a family room and a full bathroom, off the family room will be a new 4 ft. deck.  Off the deck will be stairs attaching it to the existing deck.

 

The Applicant is now seeking 2ft. relief instead of 6ft. relief on the side set backs.

 

The existing living space is 1360 sq. ft. and the proposed living space is 544 sq. ft..

Conservation Commission letter dated 7/25/06 read.  Stating no objections, but the Applicant should notify the Conservation Commission in the future of any desired improvements since the entire lot lies within the 100 ft. wetland buffer zone.

 

The Applicant described plans to add a 5 ft. farmer’s porch to the front of the existing house.

 

The Board required a new plot plan and a approval letter from the Conservation Commission.

Applicant seeks two findings and a special permit relative to proposed expansion to home on a nonconforming lot.  Property is located at 459 Massapoag Ave. and is situated in the Rural 2 Zone within the Surface Water District.

Board of Health letter dated 7/24/06 read. Stating an upgrade of the existing septic system is required. The new septic system has been designed to accommodate a 3 bedroom home and added flow for a 9 child daycare and 3 staff members which total 450 gallon per day.  Board of Health permit #8475 had been issued.

 

Conservation Commission letter dated 7/25/06 read.  Stating as the application now stands, no over riding objections.

 

The Applicant is represented by Woody Mitchell and Barry Gordon, Attorney.  Mr. Mitchell described plans to add a two story modular addition abutting the house on the right back gable.  The plan is to take one of the existing bedrooms in the house and knock out the wall and enlarge the bedroom.  The two story addition will have one master bedroom suite and expansion of the dining room will connect the two units together an office area, bathroom and closet.  Down stairs underneath will be a garage space.

 

The existing living space 1248 sq. ft. and proposed living space 864 sq. ft..

 

Ms. Kelfman, 455 Massapoag Ave. has concerns with the property line set backs and enlarging the amount of children in daycare.

 

Jo Workman, 444 Massapoag Ave. has concerns with the design of the house and traffic safety. And Board of Health permit.

 

Ms. Reynolds, Sharon resident, issues with the amount of children in daycare.

Conditions:       1) family daycare license #2068203 will remain 9 child capacity daycare.

                        2) Shall remain a 3 bedroom dwelling.

The existing living space is 1303 sq. ft. and proposed 327 sq. ft..
